How to estimate the cost of a drywall job.

A useful drywall estimate is not one national price per square foot. It is a measured scope, a current material range, a realistic labor range, and a clear list of what could move the number. Prices change by market, supplier, sheet type, finish level, access, schedule, and crew. The goal is to show your assumptions, not hide uncertainty behind a number with fake precision.

Start with quantities

1. Define the scope before pricing

Write down exactly what the customer expects. Is the job hang only, finish only, or hang and finish? Are ceilings included? What finish level is required? Are texture, primer, demolition, disposal, protection, patching, lifts, or after-hours work part of the price? A cost estimate cannot be more reliable than its scope. If a condition is unknown, list it as an assumption or exclusion instead of quietly pricing the best case.

Site access matters too. A clean ground-floor room with sheets staged nearby is different from a third-floor remodel with occupied spaces, narrow stairs, short work windows, and daily cleanup. Record ceiling height, sheet path, parking, power, water, protection needs, and whether other trades will interrupt the work.

2. Measure installed area and board-order area separately

Installed area is the drywall surface that remains after subtracting openings. Board-order area is installed area plus waste for cuts, damage, layout, and real handling conditions. Keeping those numbers separate prevents a common mistake: applying sheet waste to every finish material. Measure each wall and ceiling section, subtract meaningful openings, choose the actual sheet size, and round the sheet count up. Do not assume every job deserves the same waste factor. 3. Build a current material cost range

Use current local supplier or home-center prices rather than an old national average. Capture a low and high usable price for each item: panels by type and size, joint compound, tape, screws, corner bead, fasteners, adhesive if used, protection, and disposal supplies. Include sales tax, delivery, minimum-order fees, and realistic package rounding.

Material range = measured quantity × current low price through measured quantity × current high price

The low end should still be a price you can actually buy at, not a promotional number that is out of stock or available only in a different market. The high end should represent a plausible supplier, delivery, or product choice for this job. 4. Estimate labor as a range, not a guess

Labor should reflect the crew and conditions you expect. Start with the work phases: material handling, hanging, corner bead, taping, coating, sanding, touch-up, protection, and cleanup. Estimate a reasonable low and high number of crew-hours for each phase. Then multiply those hours by the loaded labor rate you actually need to recover, including wages, payroll burden, insurance, supervision, and other labor costs that belong in your estimate.

Labor range = expected low crew-hours × loaded rate through expected high crew-hours × loaded rate

Production assumptions should change with the job. Repetitive new construction, occupied remodel work, small patches, high ceilings, curved details, Level 5 finishing, difficult access, and compressed schedules do not move at the same pace. If you do not have strong history for a condition, widen the range and explain why. After several jobs, compare estimated hours with actual hours and update your own production assumptions.

5. Include equipment, overhead, and risk

Direct materials and labor are not the whole job. Add equipment and project costs such as lifts, scaffolding, delivery, disposal, fuel, parking, permits when applicable, and special protection. Then account for business overhead: estimating time, office work, insurance, vehicles, software, callbacks, and the cost of keeping a crew available.

Risk belongs in the estimate when the scope contains real unknowns. Concealed damage, framing repairs, moisture, incomplete demolition, uncertain quantities, or coordination with other trades can justify a contingency or a clearly written change-order condition. Do not hide a large unknown inside material unit prices. Name it so the customer understands what the proposal covers.

6. Compare low, expected, and high cases

A three-case worksheet is often more useful than a single early total. The low case uses favorable but realistic material prices and labor hours. The expected case uses the conditions you believe are most likely. The high case uses plausible delays, higher supplier cost, or slower production. This is an estimating range for internal review; it does not mean the customer must receive three confusing prices.

7. Set the sell price deliberately

Once you understand the range, select the assumptions you are willing to stand behind and build the customer price. Add overhead and profit using the method your business uses. Markup and margin are not the same calculation, so label them correctly. Before sending the proposal, verify that the sell price covers the expected direct cost and that the job still makes sense if one or two high-case conditions occur.

Avoid sending a total without context. A credible drywall proposal identifies the job, measured scope, included work, exclusions, payment terms, validity period, and change-order basis. 8. Final review before the bid goes out

Recheck measurements, sheet type, finish level, waste, package counts, tax, delivery, labor hours, and exclusions. Confirm that every line in the proposal matches the work you priced. Look for duplicated allowances and missing phases. If the estimate is still a wide range, resolve the biggest unknown with a site visit, supplier quote, or written assumption before committing to a fixed price.
