How to do a drywall takeoff that is ready to price.
A drywall takeoff is the measured quantity record behind the estimate. It should tell you how much board and finish material the project needs, where those quantities came from, and which job conditions can change labor or price. A useful takeoff is organized by room or area, not one unexplained square-foot number at the bottom of a page.
The takeoff comes before the customer proposal. First measure the work, then price it, then present the scope and sell price. Keeping those stages separate makes it easier to catch a missed ceiling, duplicated room, wrong sheet size, or unpriced access problem before the bid reaches the client.

1. Define the scope before measuring
Confirm whether the job includes walls, ceilings, soffits, closets, stairwells, patches, demolition, hanging, finishing, texture, primer, cleanup, and disposal. Record board type and finish level where known. If the customer or plans leave something unclear, mark it as an assumption instead of silently measuring the easiest version of the job.
Separate alternates from the base scope. A garage, basement ceiling, Level 5 finish, or repair allowance can be measured without being mixed into the number the client expects as the main proposal. That separation also makes change orders easier to explain later.
2. Break the project into rooms and surfaces
Name each room or work area before entering measurements. For every room, record wall length, wall height, ceiling length and width, openings, outside corners, and any partial surfaces. Irregular rooms should be split into rectangles or individual wall sections rather than forced into one average dimension.
Wall area = wall length x wall height
Ceiling area = room length x room width
Room-by-room organization gives you a second way to check the total. If the project has 12 rooms but the takeoff summary only shows 11, the missing room is visible before the material order or proposal goes out.
3. Handle openings consistently
Measure meaningful doors, windows, pass-throughs, and large open walls. For a fast field count, standard opening sizes can be used consistently. For a tighter estimate, record the actual width and height. Do not let opening deductions imply that every square foot becomes reusable board; cuts, layout, and offcuts are handled through the waste factor.
Small openings sometimes save little or no board because the sheet still has to span the same wall. Use one rule across the job and make the waste allowance reflect how cut-heavy the rooms actually are.
4. Choose the board strategy and waste
A 4 x 8 sheet covers 32 square feet, 4 x 10 covers 40, and 4 x 12 covers 48. Longer sheets can reduce seams and finishing, but access, crew size, ceiling work, and room geometry may make shorter sheets the practical choice. Record the size you expect to order rather than dividing every job by 32 out of habit.
Apply waste to the board order, not to mud, tape, and screws. Clean repetitive rooms may support a tighter allowance. Remodels, patches, many openings, odd angles, and difficult handling usually justify more. 5. Count finish materials from installed area
BoardCount uses installed drywall area for finish materials. Its current assumptions are 37 linear feet of tape, 1.0 gallon of joint compound, and 0.27 pounds of screws per 100 square feet. Package quantities round up to whole 500-foot tape rolls, 4.5-gallon pails, and 1-pound screw boxes. Corner bead is measured separately from outside corners.
These values are planning assumptions, not a replacement for crew history or product coverage instructions. Finish level, corner count, texture, framing spacing, screw pattern, and rework can move actual use. Compare completed jobs with the takeoff and adjust your operating assumptions when the field repeatedly proves a better number.
6. Record labor conditions while you are on site
Quantities alone do not explain labor. Note ceiling height, occupied areas, protection, staging distance, stairs, elevators, parking, material delivery, lifts, power, water, cleanup rules, schedule restrictions, and coordination with other trades. A 2,000-square- foot open shell and 2,000 square feet of scattered remodel work are not the same job.
Also record conditions that may require written exclusions or change-order language: hidden framing damage, moisture, incomplete demolition, out-of-plumb framing, unknown backing, or work that cannot be verified until existing finishes are removed.
7. Roll the rooms into a job summary
The job summary should show installed area, board-order area, sheet count by selected size, finish materials, corner bead, and the rooms included. Review room totals before adding prices. A clean summary lets you compare the material order against supplier quotes and helps the crew understand how the count was built.

8. Price and review before writing the proposal
Add current supplier prices, package rounding, delivery, tax, loaded labor, equipment, overhead, and profit only after the quantity review is complete. Check that the priced scope matches the measured scope and that exclusions cover real unknowns.
