Drywall cost per square foot: build a range you can defend.

A drywall cost-per-square-foot number can be useful, but it is the result of an estimate, not a substitute for one. Two projects with the same installed area can require very different labor, material handling, protection, return trips, and finish work. A clean open shell is not the same job as occupied remodel rooms, high ceilings, scattered repairs, or a Level 5 finish.

This guide does not publish a universal market rate. Supplier prices, wages, taxes, insurance, demand, and accepted scope move by location and over time. Instead, it shows how to build a low-to-high working range from your own current inputs and then use cost per square foot as a final check.

The basic cost-per-square-foot check

After building the full estimate, divide the proposed sell price by the installed drywall area. Keep the denominator consistent. Installed area, floor area, board-order area, and building area are not interchangeable. If one job is compared using floor area and another using installed wall-and-ceiling area, the rates will mislead you.

Sell price per installed square foot = proposal total ÷ installed drywall area

Compare that result with your own completed jobs that had similar scope. A useful comparison set groups work by new construction versus remodel, hang-only versus hang-and-finish, finish level, height, access, and project size. Your own closed-job history is more valuable than a broad rate that ignores those conditions.

Material-cost range

Start with measured quantities and current supplier prices. The lower end of the material range may use standard board, efficient sheet layout, ordinary delivery, predictable finish coverage, and little special protection. The higher end may include specialty or moisture-resistant board, small deliveries, difficult handling, additional waste, corner-heavy rooms, protection materials, disposal, tax, and price uncertainty.

Ask suppliers to quote the actual order when the job is meaningful. Record the date of the quote and whether delivery, tax, stocking, and fuel charges are included. If a quote is incomplete, carry a range instead of pretending the missing charge is zero.

Labor-cost range

Build labor from hours by phase: staging, hanging, bead, taping, coating, sanding, texture, cleanup, and mobilization. Use your loaded labor cost, including the expenses required to put that worker on the job. The lower end should represent a realistic clean run, not a perfect day that never happens. The higher end should cover the conditions you can already see plus reasonable uncertainty.

Finish level changes both material and labor

The finish standard should be written before pricing. Hang-only work, fire-taping, Level 4, Level 5, texture, and repair blending do not carry the same number of passes or the same acceptance risk. Critical lighting and smooth painted surfaces can reveal defects that would not matter in a concealed service area.

Use the Level 4 versus Level 5 guide to define the expected result. If the client has not decided, price alternatives or state the finish assumption. An undefined finish requirement can turn a reasonable bid into repeated unpaid touch-up work.

Project size can move the rate in either direction

Larger continuous areas may spread mobilization, delivery, setup, and supervision across more installed square feet. Small jobs can carry a higher effective rate because travel, setup, protection, drying time, and return trips still exist. But large jobs are not automatically easier: schedule compression, stocking logistics, lifts, multiple crews, and coordination can add cost.

Treat minimum charges and mobilization as real job costs. Do not hide them by forcing a small repair into a large-project square-foot rate. Explain the scope and total to the client instead of trying to make every job resemble a commodity.

Overhead, profit, and risk belong in the sell price

Direct material and labor do not pay for every cost of operating a contracting business. Add job expenses, company overhead, and profit using a consistent method. Keep a written allowance or contingency for risks you have agreed to carry. Exclude or qualify risks you cannot reasonably inspect, such as concealed damage or incomplete work by others.

Review both the proposal total and the resulting gross margin. A bid can look acceptable per square foot while still underpaying the company because the material mix, crew hours, or job expenses were wrong. Cost-per-square-foot is the dashboard light; the detailed estimate is the engine.

A practical low-to-high estimating method

  1. Measure installed walls and ceilings by room or work area.
  2. Calculate sheets, finish materials, corner bead, protection, and disposal.
  3. Enter current low and high supplier costs where pricing is uncertain.
  4. Estimate low and high labor hours by phase using the observed job conditions.
  5. Add delivery, equipment, tax, travel, mobilization, and other direct expenses.
  6. Apply the company’s overhead and profit method to both ends of the range.
  7. Choose the proposal price based on the written scope and risk you are accepting.
  8. Divide by installed area only as a final reasonableness check.

What the client should see

The proposal should show the project, scope, inclusions, exclusions, total, terms, validity period, and change-order basis. It does not need to expose internal supplier prices, labor rates, markup, profit, or private notes.
